New Rental Housing Development Near Scott Road SkyTrain Station
In a significant step to address housing demands in Surrey, the City Council has moved forward with plans to develop a site near the Scott Road SkyTrain station into a vibrant community of rental homes. Following the approval of the project concept in September 2025 and the selection of local developer Apcon Group, the initiative is now in the permitting application stage.
Originally intended to house around 350 rental units, the revised plan now aims for 452 secured, purpose-built rental homes across three six-storey mixed-use buildings. This change exceeds the initial estimates and reflects the growing need for affordable housing options in the area.
Why This Development Matters
The necessity for affordable housing is felt acutely in Greater Vancouver, where rising rents often outpace wage growth. With 362 market rental units and 90 below-market affordable homes targeted at low- to moderate-income individuals, this project directly addresses these urgent needs. Below-market units will be priced below 30% of the median family income, making them accessible to more families.
Beyond providing housing, the development near the Scott Road SkyTrain station represents a strategic move towards transit-oriented urban living, helping to reduce reliance on personal vehicles and promote sustainable commuting options.
